Let Only

First Months’ Rent plus VAT (minimum £1000 including VAT) payable at the start of the tenancy.

Service include:

  • Keep you up to date on compliance and health & safety

  • Online marketing with Rightmove and Zoopla
  • Social Media Marketing (Facebook, YouTube, LinkedIn)
  • Accompanied Viewings
  • Preparation and signing of Tenancy Agreement
  • Collecting First Month’s Rent and Deposit

Let & Rent Collection

First Months’ Rent plus VAT (minimum £1,000 including VAT) payable at the start of the tenancy.

PLUS

6% plus VAT (minimum £100) per month.

Service include:

Same as LET ONLY plus:

  • Collect and hold the deposit
  • Ask tenants to set up rent payments and pass monies on
  • Make any necessary HMRC deduction
  • Chase late rent payments
  • Discuss renewal or termination

Full Tenancy Management

First Months’ Rent plus VAT (minimum £1000 including VAT) payable at the start of the tenancy.

PLUS

10% plus VAT (minimum £120) per month.

Service include:

Same as LET & RENT COLLECTION plus:

  • Deal with day to day management including repairs
  • Give utility suppliers meter readings when the tenancy starts and ends
  • Hold a working fund and make payments
  • Organise the following safety checks; gas safety record, electrical safety tests, smoke and carbon monoxide alarms
  • Manage the end of tenancy process and deposit return

Cancelling a let before a tenant moves in - £420 plus costs

The below charges depend on whether or not you ask us to carry out any of the services:

Marketing Package – £600.
Right to Rent Check - £30 per applicant.
Tenant and/or Guarantor Referencing - £ 30 per applicant.
Change of Tenant - £360.
Creating an Inventory – By Quote. £120 for example for a 3-bed property.
Paperwork for renewing a tenancy - £240.
Sending a CHAPS (same day) payment in the UK - £30.
Making a payment outside the UK - £30.
Submitting non-resident landlord returns to HMRC per landlord - £144.
Consolidated statement - £36.
Setting up a Rent Guarantee Insurance with Legal Cover – By Quote. £250 per year, for example for a property rented for £750 per calendar month.

The below charges depend on whether or not you ask us to carry out any of the services whilst instructing us for Full Tenancy Management:

Serving a Section 8 Notice - £120.
Serving a Section 13 Notice - £120.
Serving a Section 21 Notice - £120.
Helping you recover deposits through adjudication - £120 per hour.
Getting written quotes for works - £120 per hour.
Arranging Routine Visit – By Quote. £60 for example for a 3-bed property.
Check Out - By Quote. £120 for example for a 3-bed property.
Meeting contractors, third parties to assist - £120 per hour with insurance claims and/or any additional property visit.
