What does Great Customer Service actually look like?

To me, it’s about an agent working With you (the Seller) to ensure you’re maximising the price you achieve for the home; by understanding and translating the local property market; by knowing the type of buyer who’ll pay you a premium price; by keeping you updated every step of the way; so that you know EXACTLY the status of your house sale.  

Therefore, if you’re looking for your agent to keep you updated throughout the sale (including the Conveyancing Process), you need to question them about what you can expect with regards to Vendor Service Calls.

WHAT ARE VENDOR SERVICE CALLS?

Vendor Service Calls are an opportunity for a healthy two-way dialogue. They give you an opportunity to ask questions, and the Agent to update you, on all matters.

WHAT SHOULD BE DISCUSSED?

The topics to discuss each week are:

  • Rightmove Page Views

  • Rightmove Performance Graphs

  • Zoopla Click-Through Rates

  • Number of Applicants Enquiries

  • Number of viewings booked

  • Social Media Adverts including views, likes, comments, and viewings booked.

  • Reasons why applicants (from both the portals and social media) didn’t want to view

  • Round-up of Feedback – is there an emerging pattern?

  • New properties which came to the market and how they’ll impact the sale of your home

  • What has happened to the properties which came to the market at the same time as yours?

  • Does the agent feel as if the marketing is going to plan? If so, when should you expect an offer? If things aren’t going to plan, why not? What has changed since you instructed them?


HOW OFTEN SHOULD THEY OCCUR

Once you’re on the market you should be in regular communication. At least a weekly telephone call and a monthly face-to-face meeting. The best agents will offer you weekly face-to-face meetings.

WHY IS THIS SO IMPORTANT?

Any good Estate Agent knows, Estate Agency is about people; property is just a means to a goal. The best Agents are eager to help you through the whole process. Make sure you choose an Agent who is willing and able to do so.
